Optional Information Below
The rest of this page is general information about your garage door so you can fix minor problems yourself, be better informed so we can more accurately predict your estimate over the phone, and/or help you save money by properly maintaining your garage door for years of trouble free performance.
Garage Door Troubleshooting Tips
- Controller/opener working correctly – If your garage door opener is completely unresponsive or not opening or closing the door, this is the part where we mention the batteries. Be sure the batteries test good even if they are new. Once you confirm your batteries are good, be sure to check both your controllers and test the switch from inside your garage. This helps determine whether the garage door opener itself or one of the controllers are bad.
- Abnormal noise from garage door opener – For both safety and minimizing repair costs, you should completely suspend use of the door opener as soon as you hear abnormal noise until a qualified technician has diagnosed the problem.
- Garage door off balance – To test the balance of the door, pull the disconnect rope from your garage door opener. After pulling the rope, the door should be flush against the floor. Next, raise the door to the halfway point; it should hold in this position. Then, open the door all the way where it should remain open. If the door fails any of these tests, it may be out of balance.
- Age of your door system – If the door opener, springs, and other hardware are more than 5 years old, mechanical wear and tear is to be expected. Routine maintenance will extend the life of your door system but if your malfuntioning door opener is getting older you should anticipate the need for hardware replacement. Fortunately, this is a minor repair and we provide the only 5 year warranty on springs in this area.
Recommended Garage Door Maintenance
- Lubricating your garage door – With every door we service, you will be provided with the option of dated lubricant and instructions for use. You can also opt for our annual inspection and maintenance service so you don't have to get your hands dirty. To keep your garage door operating trouble free, lubrication should be done every year.
- Cleaning – Your garage door should be cleaned at least twice per year using car wash solution and the same care you would give your car (except for waxing). Gently scrub off grime, winter salt and other contaminants and rinse thoroughly. Afterwards, use a silicone or teflon spray on tracks and hinges but do not use WD40 or grease. Open and close the door a couple times or so to work in the lubricant.
- Inspect springs and hardware – This inspection should be performed every year and is automatic if you enroll in our inspection and maintenance program. Do not attempt any contact with the springs, these are under extreme tension! If you suspect any problems, call for a professional opinion.
- Balance of your garage door – The procedure for this is outlined in the troubleshooting section above, but an inspection of your garage door using this procedure should be performed annually.
- Battery testing – If your remote does not have a low battery indicator, we recommend testing the batteries at least twice a year and more with heavy use. You know how this works. If you don't test your batteries, your remote will probably choose the heaviest rain storm of the year to fail.
